Westgate Apartments Grand Opening In Pasadena; Green, Transit-Oriented Community
SARES•REGIS Group has set May 26 for the Grand Opening of Westgate Apartments in Pasadena, the company’s “green” transit-oriented community of 480 apartment homes. The entire development is smoke-free and a candidate for a LEED rating from the United States Green Building Council.
Located in Pasadena’s historic district and two blocks from the Del Mar Station of the Metro Gold Line, Westgate offers modern, urban and spacious apartments with designer finishes amid a raft of luxurious community amenities, including an expansive clubhouse, resort-style pool and spa, five themed courtyards, fitness center and more. Thirty floor plans range from studio apartments to two-bedroom townhomes as large as 1,464 square feet.
“We worked closely with the community and City of Pasadena to create Westgate and we couldn’t be more proud of what we’ve achieved. From a planning, design and sustainability perspective, this development is transformational,” said Mike Winter, senior vice president in the company’s Multifamily Development Division. Westgate Apartments is at 231 S. De Lacey Avenue, on eight acres bordered by Del Mar Boulevard, Pasadena Avenue and Valley Street. Nearly 200 apartments have been leased and 157 are occupied. Fifty-one more apartments are scheduled for release May 20. Westgate Apartments, the first phase of the Westgate Pasadena master plan, is scheduled for completion in early 2011.
Advanced Urban Planning, Design
Winter said new residents at Westgate are attracted by the combination of the property’s greenness as well as its easy access to transportation corridors, key job centers, shopping, dining and entertainment. It adds up to create a textbook example for the new-era of modern urban planning and design.
In addition to Metro Gold Line rail service, additional transit services serving Westgate residents include MTA Metro Bus Lines with routes throughout Los Angeles County, the Pasadena ARTS Bus System and Foothill Transit. There are 174 bicycle parking spaces clustered near elevator lobbies throughout the subterranean garage. The development has two dedicated charging stations for electric vehicles.
Westgate has dedicated preferred parking spaces for car-share and rideshare participants. SARES•REGIS Group is in the process of partnering with Zipcar or similar car-share providers to implement a car-share program for residents.
Artwork & Amenities
Beginning with whimsical outdoor artwork throughout the community by artist Larry Kirkland, Westgate Apartments breaks new ground with its architecturally varied residential buildings that are connected by lushly landscaped, intersecting paseos. A centerpiece of the development is the De Lacey Commons, which includes several Kirkland sculptures that are being dedicated to the city at the Grand Opening.
Westgate incorporates three styles of apartment homes – townhomes, flats and lofts with mezzanine space – modern, clean lines and an array of materials in a cohesive palette that appeal to urban sensibilities.
The residences offer high ceilings, hardwood-style floors, decorator two-tone paint colors, central air and heating and pre-wiring for multiple phone and data lines. High-speed internet and digital and cable television are available. The apartments also feature in-home Energy Star qualified front-load, high-efficiency washers and dryers, spacious bedrooms and walk-in closets and wardrobe closets with mirrored doors and storage areas. Inside each unit is a Broan SmartSense System, which circulates and ventilates air for a healthier home. Private patios and balconies are available in selected homes.
Gourmet kitchens are equipped with gas cooktops and ovens, microwaves and Energy Star qualified dishwashers and refrigerators with icemakers. Kitchens also feature granite countertops, hardwood cabinets and pantries.
Community amenities include an elegant clubhouse, a business and conference center, a screening room, high-tech fitness center that opens to a pool deck, yoga studio and game room.
A ‘Unique’ Smoke-Free Community
A number of Pasadena civic leaders are expected to attend the event, including the strongest supporters of sustainable development.
“We set out to develop a green, premium apartment community in a distinctly urban design. Westgate was well into construction when we decided, based on our internal research, that Westgate also should be smoke-free,” Winter said.
The decision for the project to be smoke-free drew praise from Esther Schiller, executive director of the Smoke Free Apartment House Registry, a national organization based in Granada Hills. Not only is it rare for an apartment community of this size to be smoke-free, she said, this is the first apartment development in Los Angeles County in which the entire community is smoke-free.
“What SARES•REGIS Group is doing is remarkable. They’re an industry leader in this regard. This is unique and an extremely exciting event,” said Schiller, whose grant-funded organization maintains listings of available smoke-free apartments nationwide. The organization is endorsed by the American Cancer Society, American Lung Association and American Heart Association.
Westgate Pasadena won a Gold Nugget merit award from the Pacific Coast Builders Conference in 2010 for its architect, TCA - Irvine. The landscape architect was Melendrez Design Partners of Pasadena.
